What this site is
newdevelopment.es lists new-build homes — obra nueva — sold by the developer: projects under construction, projects where building is about to start, and finished buildings with unsold units. You will not find private resale ads here. Every entry is a development, with the unit types actually still available in it.
We cover four markets: Costa Blanca, Costa del Sol, Costa Cálida and Mallorca. Each project has its own page with prices, unit types, completion date, distance to the sea, developer photos and its position on the map.
How complete the catalogue is
Our aim is to list the large majority of new-build projects on these coasts, and we are not there yet. We are getting there first on the Costa Blanca and the Costa del Sol — the two largest coastal new-build markets in Spain, and the ones most buyers start with.
We cannot honestly claim complete coverage. Some developers sell only through their own sales office and publish nothing; others release a phase quietly to a small group of selected agents. Where we know a project exists but have no reliable data on it, we leave it out rather than guess: we would rather leave a gap than publish a price we cannot verify.
Prices are checked every day
Prices, availability and completion dates come from the developers themselves. We reload our sources every day and record what changed: new projects, price changes, phases that have sold out. Each project page shows the date its data was last refreshed, so you can see for yourself how current it is.
Two things to keep in mind when you read a price. The figure shown is the developer's price before tax: on a new build in Spain you also pay 10% VAT (IVA), stamp duty (AJD — 1.2% in Andalusia, 1.4% in the Valencia region or 0.1% for a main home there, 1.5% in Murcia and the Balearics), and notary and land registry fees, usually 0.5–1% of the price; a lawyer is optional. And completion dates are the developer's own estimate: they move, and more often later than earlier.

Distance to the sea, measured in a straight line to the nearest point of the coast
Developer photos, floor plans and, where published, the energy rating
Where the project stands on the map, and what is within walking distance
What it costs you
Nothing. The catalogue is free to use, and our fee is paid by the developer, not by you. The prices shown come from the developer's own price list: we do not add anything to them.
Who runs this site
newdevelopment.es is operated by Bravos Capital S.L., a licensed estate agency based in El Campello, Alicante, registered in the Comunitat Valenciana estate agent registry (RAICV 3562). The same company sells property on these coasts under its own brand, Bravos Estate. This site is the wider catalogue behind that work.
